This five storey plus basement level mixed used building is proposed to a prominent triangular urban site that is bounded by a busy road and elevated railway line to its primary frontages. The need to maximise the yield of the site to make the project viable has also meant that the building is to be built up to the boundary on all sides. These constraints were used to advantage in the design response to create a building form with a sense of dynamic and horizontal movement, leading to a prominent curved ‘nose’ to the apex of the site. Here commercial tenancies are incorporated at ground level for maximum exposure and generous balconies to apartments over. Relief is provided to the elevations through a layering of solar louvers and materials and textures. The external colour and material selection being respectful to the heritage background of the area. Internally a central courtyard space creates a dramatic, full height space and facilitates double sided apartments to maximise the amenity for residents.

Projecting out towards the street this home for a young family cleverly negotiates a narrow 7.5m wide site without reverting to extensive boundary parapet walls and maintains rear external access down one side of the house. On entering the house the compact nature of the site disappears and instead the experience is one of surprise and delight at the sense of space and volume. The design solution creates natural light filled spaces by articulating three main double storey volumes around a private central courtyard and the southern outdoor area/backyard. The arrangement of these volumes, their form and the careful placement of openings facilitates excellent northern solar penetration, cross-ventilation and the framing of views through the house without compromising the privacy of the inhabitants or neighbours. The primarily steel framed construction and the composite concrete and steel frame floor system facilitated prefabrication of elements, reduced the need for wet trades, maximised usable internal space, simplified construction and reduced construction costs and time on site. Low maintenance materials have been selected in an understated colour palette that is considered appropriate to their beachside context. Environmental initiatives included appropriate orientation and placement of glazed openings to passive solar design principals and to facilitate cross ventilation

Our intent with this family residence, on a semi-rural lot in the south-west of Western Australia, was to create a contemporary and distinctive home in harmony with the natural surrounds, which embraced outdoor living and was based on sound environmental and passive solar design principles. Another key driver for this project was to create a sanctuary for the owners and their family where they could enjoy the setting in relative privacy. The home wraps across the site to capture the northern sun and prevailing breezes and to protect from other less favourable weather conditions and to provide key views and to define different internal and external zones and spaces. The plan arrangement also carefully considers placement of public and private areas and utility spaces. Materials and colour palette were chosen to add another layer of texture and richness to the built form and were seen as appropriate for their context.
