Roselands Estate

Roselands, NSW, 2010

Our client brief was a two storey design with basement parking, which would maximise useable floor space, allow natural light and ventilation, and have a modern open plan living with an indoor and outdoor entertainment area visible to watch children. Ground Floor level included study, rumpas over looking courtyard, powder room, laundry, with a split level area with an open plan kitchen, dinning room which looks onto an in-ground lap pool and spa, family room connecting onto a covered entertainment and BBQ area. First Floor included four (4) bedrooms, ensuite with a steam room, separate bathroom and a retreat area. When entering the house you get to see illuminated stairs which connect all three (3) levels of the house creating the connection and foyer area for the home office / Study area. The only separation between the study area and the hallway is a double sided tropical fish tank. While the hall way narrows down due to the internal angles this leads you to the glazed floor to ceiling glass around the external spa and lap pool, the spa & lap pool acts as a divider between the kitchen dining and the living room spaces. The closeness of the spa and lap pool allows the parents to keep an eye on the children from not only the kitchen area but also the dining, living and the entertainment alfresco area. This also creates a connection between Kitchen, Dinning and living spaces which strengthens the union of the surrounding spaces.

Little Bay Estate

LIttle Bay, 2010

14 x terraces located just moments to beaches, bays and golf courses within Little Bay. These terraces were architecturally designed to maximise floor space and create oversized living areas within an established estate. The design encompasses 3-4 bedrooms with approx. 190-230 sq metres of internal living space plus 50 sq metres of double garaging & storage area. A modern and coastal scheme was implemented on the external finishes to highlight the surroundings and closeness of beach side living.
