King Edward Road Office + Showroom Upgrade

Osborne Park, WA, 2013

This project involves an upgrade of a dated seventies office, showroom and warehouse complex on the corner of King Edward Road and Sarich Court in Osborne Park. The scope of the project includes a new facade, roof, external works and re-organised internal base building amenities. A new metal clad facade using a contemporary neutral black and white ‘barcode’ pattern replaced a series of dated arched windows and a domestic brick facade. Designed to appeal to a broad range of retail tenants the facade also emphasises the verticality of a predominantly low horizontal building. This project investigates the upgrade of a typical showroom and is relevant to many structures in ageing rapidly transforming industrial suburbs close to the city.

Standby Espresso Take-away Tenancy

Mount Lawley, WA, 2016

This project establishes a take-away coffee tenancy on the corner of Walcott Street and Raglan Road in Mount Lawley. Within a footprint of 10sqm the new tenancy occupies a services recess in the Alexander Building complex. The external cladding was carefully selected to compliment the colour scheme and form of the existing heritage complex whilst also providing the new tenancy with its own unique identity. A large folding window over the counter, outdoor alfresco area under a tree and black folded aluminium canopy offer an opportunity for those passing by to stop for a coffee. In doing so the tenancy also potentially assists in activating a quiet, but highly visible corner in Mount Lawley. This project is an example of the adaptive re-use of small [micro size] under utilised spaces. Artwork by Daek William.

William Street Roof-top Deck

William Street, Perth, WA, 2015

This project transforms a previously un-used roof of a William Street CBD office building into a roof-top deck. The 360sqm deck provides a flexible breakout space capturing panoramic views of the surrounding city, William Street and the Swan River. The project consists of extending the existing escape stair and lift allowing access to the new deck. A series of ramps from the large main deck level connect to a smaller elevated corner deck utilising glass balustrading to capture the views towards the river. The project incorporates timber decking and wall screens on a complex steel framed structure to provide a space accommodating a diverse range of social breakout and exercise uses as part of St George’s Anglican Grammar School, the first school occupying a Perth CBD high-rise building. The project is an example of the re-use of a previously un-used service space and a part of the emergence of residential support functions such as schools in Perth’s CBD. Base building work was completed by NOMA* with the tenant undertaking minor fitout works including the shade canopy roof structures and basketball court netting.
